Property Investment Clubs - A Guidance & Support For Newcomers

In recent years there has been a growth in the number of investors interested in property investment clubs, UK investors in particular are joining such clubs. There is a huge range of property investment clubs available and you may need to do some internet research and ask around until you find the one that is right for you. Some of these property investment clubs in the UK are ideal for those who are just beginning to dip their toes into the property investment market. Increasingly people are beginning to realise that their pension has already been devalued and that the only way to make some money is by investing in property. This means that there are plenty of newcomers in the investment market and most of them will need the sort of guidance and support that can only be offered by a property investment club. UK investors in particular are steadily turning their to the property market as a means of investment for the future.

Most property investors learn by the things that they experience in building their property portfolios. A property investment club not only offers its members support; it allows new members to watch as
the club goes through the processes of investment for them. Some property investment clubs in the UK will start with locating a property and then follow through, up to and including the management of rental properties. Once a new member gets used to the process then he or she can handle much of the process for themselves with advice from other club members. This is where investors start to build themselves a credible property investment portfolio.

Portfolio building is undertaken jointly by the members of the property investment club. UK property clubs often have experts in each area of the investment process on hand to help new members. Thus, properties
are sourced by a research analyst who will look not only at the properties themselves but also the local area. If the area where the property is located is not up and coming then that property may not be profitable for the investor. The property investment club will often have a property consultant, this consultant is there to answer any questions or find solutions to any problems that the investor might have.

Some property investment clubs in the UK will employ a portfolio manager who will review investors’ portfolios from time to time to ensure that the portfolio is growing. There are also dedicated property
managers in many property investment clubs, UK club members can rest assured that the property manager will deal with every stage of the process from reservation and completion to the letting of that property if required.

It is likely that property investment clubs may have professional mortgage brokers and specialist solicitors as part of the club’s team. The club may also have developed links with local floor and
furnishing manufacturers as well as letting agents for those members who invest in buy to let properties. In America some property investment clubs are simply a group of like minded people with particular skills who work together on acquiring property. However, some property investment clubs in the UK and elsewhere are really property management companies who undertake all the above services for the investor and take commission at a number of different levels. That is not to say that taking commission is wrong but most people would not see property management companies and property investment clubs as the same thing – they would expect different things from each of them. When property clubs are in control of so much of the process then, arguably, they cease to be a club and become a property investment or property management company.
